Utah County Highlights
Utah County, Utah is an incredible locale in which to inspect residential properties. Stretching from the Point of the Mountain at the North all the way to Santaquin in the south. I love it because of the narrowness with which the majority of the housing stock is located. With beautiful Utah Lake on the west side and the majestic mountains on the east, it is always an incredible drive wherever my inspection is located. In the last decade we have also seen a great deal of growth out on the NW corner of Utah Lake in the Saratoga Springs and the Eagle Mountain areas.
Each city and area has its own unique issues when it comes to construction, and after 18 years of inspecting I am finally getting a grasp on all of the possibilities. I have encountered underground spring activity in places where I never expected. More recently we have also been finding radon out on the west side of Utah Lake and this was unthinkable more than 5 years ago. Instability also has occurred in many of the bench areas and subterranean termites are widespread in our previous orchard communities.
And then there are the pioneer structures built 100 or more years ago that always make an interesting day in my life and they tend to leave an indelible imprint upon my soul. These older homes are generally chock full of additions and modifications that make the inspection really interesting. There is nothing like climbing into the old home attic and finding the evidence of a major fire that happened decades ago. Issues, yes there are generally lots of them, but buyers who like old homes are usually up to the task, as long as they know before closing just what they are getting in to. And that is where I come into the picture, helping to bring my client’s out of the darkness and into the light.
Our newer construction comes in many forms. We have starter homes to mansions, high quality builds to shoddy throw it up quickly type construction. The issue is that I never know until I am doing the inspection before I know how well the home was put together.
But no matter where you are in Utah County, the views are absolutely stunning and this is a very desirable place to live.
